ALT.RE Advisory supports property owners through the early and uncertain stages of real estate development when clarity matters more than momentum. This work is focused on understanding constraints, testing assumptions, and supporting informed decisions before and as projects move into design and approvals. Advisory services are intentionally structured to reduce uncertainty, not to push projects forward prematurely. Not every project proceeds to development. Recognizing that early is often a successful outcome.
ALT.RE Advisory work is organized into two distinct areas, reflecting how development decisions naturally unfold: Pre-Development and Design & Approvals.

Pre-Development

Pre-Development is about building clarity before commitment. The focus is on understanding what may be possible, verifying assumptions, and defining realistic paths forward before meaningful design, approvals, or construction commitments are made. Pre-Development work covers subject areas of Zoning & Feasibility, Due Diligence and Concept Development and devided into separate phases of wrok, representing client engagement.

Design & Approvals

Design & Approvals is about moving a project forward deliberately. It supports projects that have completed pre-development and are ready to translate defined concepts into coordinated design work and local approvals.

  • Supporting informed decision making as new information emerges
Design & Approvals is not required for every project. It is a continuation for projects that are ready.

Clients may engage in one phase, both phases, or pause between them. Progression is intentional, not assumed.
